1. Can we move in early?
Almost all leases start in the middle of August. Unless we are
able to get your apartment ready before your start date, then
you cannot move in early. We typically have a 9-10 day grace period
to turn a unit over and get it ready for the new tenant(s). Should
someone move out early and terminate their lease we will turn
that unit over quickly and notify you when it’s ready.
2. Do you charge an early move in fee?
Yes! Should we get your unit ready before the start date written
on your lease we will charge you an early move in fee which is
pro-rated based on the total monthly rent multiplied by the number
of days you are moving in early. The amount due is not calculated
on a per person basis.
3. My current lease expires before I can move into my apartment,
what should I do with my stuff?
If you are living at the Lofts on College, we have limited on-site
storage units available for lease. They are leased on a first come
first serve basis and are very handy for those tenants who don’t
want to move their stuff twice. Call now to reserve yours. We do
not have enough for everyone.
4. Can you meet the movers and let them into my apartment? We
are traveling this summer and I won’t be there to let them in?
No. Our staff will not meet the movers and be responsible for
making sure everything gets unloaded.
5. I will be moving into the apartment before my roommate(s).
Can I give you my portion of the rent and then you can collect
the remaining amount when they arrive?
No, prior to moving in the balance due shall be collected in
it’s entirety before anyone gets access to their new apartment.
You will receive a letter stating the total due at move in, several
weeks in advance. Each apartment unit should have a designated
leader that is in charge of collecting rents and turning on the
utilities prior to the start of your lease. If the respective roommates
cannot mail their rent amount due to our office prior to the first
person moving in, then it is the responsibility of the person moving
in first to collect the total amount due and bring it prior to
anyone receiving keys or access to the apartment.
6. Do you offer a 6 month lease?
12 month lease terms are standard.
7.Is our lease pro-rated?
Lease payments are based on 12 equal installments. The terms
of your lease agreement are based on the number of calendar days
stated and therefore your lease payments are not pro-rated. Each
lease has a payment schedule attached for your review.
8. How much money do we need to bring at move in?
Before you move in to your new apartment we will send you a letter,
several weeks in advance, stating what amount of money is owed.
In all cases, your rent installments #1 (August) and #12 (July)
are due at the start of your lease (which is your first and last
months rent). If you reserved a parking spot, then that also will
be added to the balance due at move in. Be on the lookout for
your “move in letter”. It will have the total amount due upon
your arrival. See FAQ #5 regarding individuals who move in before
their roommate(s).
9. Why are we paying for a full months rent in August at move
in?
Great question. If you have a copy of your lease, please review
the Lease Payment Schedule located in the back of your agreement.
Also refer to FAQ #7. Your lease is based on the number of calendar
days stated and 12 equal installments. Your August rent (installment
#1) covers the last few weeks of the month and the days in August
of the next year up to when your lease expires. Remember, you are
paying 12 equal installments and when you pay Installment #1, you
are essentially paying ahead for the days in August of the following
year.
10.What methods of payment do you accept?
Money Order, Cashiers Check, Personal Check or Electronic check
payment through your bank. Credit Cards are not accepted at this
time but may be in the future.
11.Can we sublet?
Yes you can. Per the terms and conditions of your lease agreement
a fee will be charged to the tenant(s). Please read paragraph 13
in your lease to understand the fee and conditions.
12. How long does it take to get our refund on the security deposit?
Once you do a move out inspection and sign off on the report,
in the State of Indiana it is 45 days.
13. Do you offer graduate school discounts?
We do not at this time.
14. Is the living environment conducive for families?
Not really. The majority of the tenants are either undergraduate
or graduate students. Those that are undergraduate are mostly
Juniors and Seniors.
15.Are we expected to change our own light bulbs?
Our philosophy is that if you can reach it without having to
get on a ladder, then you can change to bulb. If it requires a
ladder, then we are happy to change it for you. Please complete
one of the on-line maintenance request forms to request service.
16. What utilities are included in our rent?
We include free Internet service, water, sewer and trash. A washer
and dryer is also included in your own laundry suite.
17. Is on-site parking available?
Yes it is. One of our leasing consultants will talk about this
option during your consultation. Parking is assigned on a first
come first serve basis. We do monitor the parking situation and
issue each holder a tag/permit for use throughout the year. Parking
passes are annual and is collected at the start of your lease.
